To determine what your house is worth in today’s real estate market, the first thing you have to do is discount some “myths” regarding pricing in the marketplace.
Myth 1: When your neighbor down the street says he got what he wanted for his house, this does not mean that he got a full price offer – or even close to what he was asking.
Myth 2: The amount of money you need or want to get out of your house determines the value of your house. Buyers do not base their offers on the amount of money that you need or want to get out of your house.
Myth 3: The amount you paid for your house determines the value of your house. Buyers will not base their offers on the amount of money that you paid for your house.
Myth 4: What a real estate agent says your house is worth affects the value of your house. Even though a real estate agent can provide you with market data, the real value of your house is based on today’s buyers, not buyers from one, three or even six months ago.
Myth 5: A real estate agent must see your house to determine its value. An agent does not have to view your house to determine its value, as the real value of your house is based on buyers seeing your house!
